Victoria’s Roadmap

Yesterday saw the announcement of Victoria’s Roadmap.

The Roadmap has been developed based on expert modelling from the Burnet Institute and is set against COVID-19 thresholds including hospitalisation rates, and the vaccination targets already set out in the National Plan to transition Australia’s National COVID-19 Response.

Roadmap easing thresholds: In addition to reaching the vaccination threshold at each point in the roadmap, easing restrictions will depend on public health advice as to the current epidemiology. In addition, easing at 70% and 80% fully vaccinated will be subject to health system capacity.

Commercial Tenancy Relief Scheme

If you’re a commercial tenant struggling with rent payments, further support is here with new regulations through the Commercial Tenancy Relief Scheme.

Small and medium businesses that have experienced a loss in turnover of more than 30% during the pandemic will receive financial relief in the form of proportionate rent reduction. New businesses will also be protected, with special arrangements in place to calculate the turnover for businesses that were not operating in 2019.

As part of the Scheme, the Victorian Small Business Commission will support tenants and landlords with information and free mediation to negotiate an agreement.

The Scheme will apply retrospectively from 28 July 2021 and will run until 15 January 2022.

Tenants and landlords can contact the Victorian Small Business Commission for further information on 13 87 22 or visit vsbc.vic.gov.au.

Barriers to Project Implementation

Without effective and timely communication, barriers to project implementation and development will surface and as a result, the organization will have a difficult time reaching its project objectives. What are the barriers to project implementation

Lack of Clarity

One of the barriers to project implementation is lack of clarity. Some or all employees don’t know or don’t understand the project goals, objectives, roles and responsibilities, etc. What are their individual goals and how do they relate to the goals of other team members, and to the project?

Inadequate Resources

You considered and planned for project development and rollout costs, but what happens after rollout? What does it take to adequately inform, or educate, the customer? Did you adequately address marketing, customer support, and maintenance needs?

Resistance to Change

An individual’s degree of resistance to change is a major factor. While it may seem counterintuitive to you, many people prefer the devil they know to the one they don’t. Be aware of that resistance to change. Have a plan for dealing with it. Make sure the customer knows the benefits of your project early on and how they will far outweigh any temporary pain they might feel.

Mortgage Broker - Gtmfinance Lending

How a broker can save you

Mortgage brokers settle almost 60% of all Australian home loans. More and more Australians are choosing to use a mortgage broker as it becomes harder for borrowers to keep up with all of the rules and policies of the dozens of lenders out there!

Mortgage brokers are specialists in the ins and outs of lending and can take the hard work out of finding a great loan for you. Here’s how:
1. Choice: Brokers can access a range of lenders and loan options, providing more choice than a single bank. This means more chances to find a loan to suit your situation.
2. Convenience: A broker can compare multiple lenders that can suit your needs. The broker is also the main point of contact on your loan, so you don’t have to manage multiple lenders.
3. Expertise: Brokers deal with lenders every day so they are informed of any new rules and regulations, ensuring that you get the most up-to-date information.
4. Consumer advocate: Mortgage brokers can assess the specific needs of each client to find a lender that suits them. They can also act as your advocate with the lenders.
5. Competition: Mortgage brokers play an important role in promoting competition in the home loan market. More competition means more value for homebuyers and borrowers.

A broker’s business, such as GTM Finance Lending, relies heavily on word-of-mouth. Maintaining a good reputation is crucial to their livelihood, so a broker will keep your needs top-of-mind and work hard to get a loan that meets your circumstances. Contact GTM Finance Lending on modupe@gtmfinance.com.au and 0481373804 to find out more about how we can help you into your next home or investment property.
